Tenant Issues

As a Renter it's good to know the principle laws and regulations that apply to you in this state.  There are certain areas that have special rules and regulations that apply to your particular residence.  As a renter, certain things to keep in mind are rent regulated housing, rent control, and rent stabilization.  When an apartment is not rent regulated, the amount for rent is agreed upon by both parties.  The landlord has the duty to maintain the premises and make sure they are in "good repair". Ask about utilities before signing your lease. A great fact to know is that heat in your space must be turned on from October 1 through May 31.    
Your general obligations include :
1.  Paying rent on time
2.  Taking reasonable care of the space you are renting
3.  Maintaining to the specifics of the lease.
Leases must use words with common and everyday meanings and must be clear and coherent. Sections of leases must be appropriately captioned and the print must be large enough to be read easily. General Obligations Law § 5-702; NY C.P.L.R. § 4544. 
Finally, it solely lies upon you as a renter to research and verify before signing the lease.  This way you can protect yourself from later hassles.  However, if any situations arise between renter and landlord it is advised you to seek out a lawyer to discuss your concerns.
