With cultural changes more and more people are looking to live in an urban environment that gives and provides the same as a suburban location. As Paris Rutherford, a developer said, these changes are "driving a lot of new investment all over the country." One place to look for the next great neighborhood is in the areas surrounding a current popular neighborhood. The values of the properties tend to diffuse into those surrounding areas. This change can be seen from the influx of people out of Manhattan and into Brooklyn and Long Island City. Another factor to look for are the shopping that the neighborhood has to offer. By seeing what the neighborhood has to offer in goods and services shows whether that neighborhood will potentially become the next great neighborhood. When the products sold are of a higher caliber it shows that the neighborhood is bringing in more money. Be sure to also look for the history and look of the neighborhood. The look and feel of the homes in the area will indicate whether it will be an up-and-coming area.
So what should real estate salespeople be aware of? They should look for the key signs of a great neighborhood to introduce to their buyers. Keep an eye out for a popular coffee shops and what all commuters look for, mass transit. People want to be able to get to work and home as easily as possible and find that perfect location that combines transportation, the possibility of their new home increasing in value in the future, and last but not least that urban feel.
